Darryl and Cynthia are wonderful clients who we helped by 775 Lake Summit Drive back in 2018. They live full in time in Hilton Head but wanted a home in Atlanta to be closer to their grandchildren during the school year (11 and 13 at the time). We looked at quite a few homes until we learned of this off market opportunity. We snatched it up and they closed in June of 2018.  They completely gutted the entire home and with the help of Schilling and Co transformed the home into a showcase.

As we all know, time flies when you’re around little ones. Sweet Darryl and Cynthia told us last year that their youngest Atlanta grandchild would be graduating high school spring of 2025 and they would be ready to put their home on the market then and call Hilton Head their only residence.  

Fast forward to November ’24 and our loyal friend, Liz Chiaffredo, referred us to a friend.  A college friend of hers had moved her family of 5 to Atlanta from Savanah, 3 boys! They were in a rental and trying to find a home in the Heards Ferry/Riverwood school district where they could establish roots. Liz connected us and we went out looking for homes for the first time on November 21^st.  We were able to show them 4 quiet listings that day and although none were quite the right fit, we began to understand exactly what they were looking for in their next home.

A home 2 doors down came on the market next to 775 Lake Summit just four days before Thanksgiving. We quickly called our buyers and got them in to see it. It checked a lot of boxes (but not all). But enough for our clients to want to make an offer and then we learned there were multiple offers.  The day before Thanksgiving we were guiding our clients on exactly how much we think this home was worth and if going far above asking was a good idea. The current home still needed a lot of work and we never want to put our clients in a position where they’re paying more for a home just because of a multiple offer situation.

We took a pause and said – you know what, let us call Darryl and Cynthia.  They’re not ready to move yet but I know their home is far superior and completely move in ready and your 3 boys would love it! Let’s see if we can create a win/win situation here!  And we did! Our sweet buyers made an offer and our sweet sellers couldn’t refuse and (truly) everyone was happy!  775 Lake Summit Drive closed on January 10^th, 2025!
